Why we built this
From 6 April 2026, UK landlords with qualifying income above £50,000 must file quarterly updates to HMRC under Making Tax Digital for Income Tax. The threshold drops to £30,000 from April 2027. By April 2028, it is expected to reach £20,000 — bringing the majority of the UK's 864,000 private landlords into scope.
Despite this, industry estimates suggest fewer than 5% of in-scope landlords had registered for MTD by early 2026. The most common reasons: the process felt complex, existing software was either too expensive, built for businesses rather than landlords, or required an accountant to set up correctly.
LandlordTaxAi is built to close that gap. Our AI reads your bank statement CSV, maps every transaction to the correct SA105 category — including keeping mortgage interest in Box 44, separate from allowable expenses — and submits your quarterly update directly to HMRC. SA105-correct by default
Our categorisation engine is built around the SA105 UK Property supplementary pages — the actual form landlords file. Every category maps to a specific SA105 box. We do not use generic accounting categories and leave you to map them manually.
HMRC status: sandbox-verified, awaiting direct-API recognition
We display the upcoming direct-submission feature is being verified. We do not claim recognition until it is granted. You can verify the official HMRC recognised software list at gov.uk at any time.
